***Unique Café Space Opportunity***
We are seeking expressions of interest to run the Café in Maindee Triangle, Newport
Expressions of interest are sought by Maindee Unlimited, a charity set up to protect community assets and transform Maindee into a sustainable community, for an individual, small business (either new or established) or social enterprise to run a community café in the newly renovated space on the Maindee Triangle.
Maindee Triangle is a rare green space and community facility in the heart of the Maindee community. Following an asset transfer from Newport Council, this space is now leased to Maindee Unlimited for 99 years as a community space and garden. We want the Triangle to be a hub for people and nature providing a place where all members of our diverse community feel at home. This is a prime location and space for a café- architect designed and newly renovated to a high spec with both indoor and outdoor space, a large awning for cover outdoors, surrounded by a newly landscaped nature garden and within the local Maindee shopping area on Chepstow Road.
What we are looking for…
In addition to the provision of a quality food and drink service, our goal is to support the development of a welcoming and inclusive café space in our multicultural and diverse community which brings meaningful community benefits such as local employment, training and employment support, participation in local circular economies, providing a family friendly environment and/or social inclusion opportunities. We’d like an operator to bring your own vision, ideas and initiative to the space and we will work in partnership to help you realise this vision. We are interested in working with a café operator who would be interested in the following:
- responding to community needs and initiative and providing relevant facilities and menu offer to support and accommodate this.
- developing the space in collaboration with Maindee Unlimited and community members to accommodate small events, meetings and workshops
- offering some menu options which are affordable to people on low incomes to make sure the space is not exclusive.
- helping us meet our sustainability aspirations and make reduce, reuse and recycling a top priority to help reduce the amount of waste and litter produced.
- collaborating with our local volunteer nature and green space group ‘Greening Maindee’ to keep the garden space respected and beautiful.
Renovations and landscaping are currently in progress and completion is currently expected to be In August 2021.
The space has a small kitchen area (10.1 m2), an internal toilet and an internal café space (21m2) with bifold doors opening on 2 sides to the garden. There is a small storage area behind the kitchen. There will also be a large electric awning on one side of the building offering a decent area of outdoor covered space. Incorporated into the design is a serving hatch.
There is also one fully accessible public toilet which is accessed from the outside of the building. We are open to negotiating rent reductions in return for cleaning the outside public toilet. In addition, Maindee library (another community asset run by us) across the road has a commercial kitchen space and we can consider making this available at scheduled times for the Triangle café.

We are hosting open days on Thursday 12 August 5-8 and Saturday 14 August 10-3 for interested parties where we can show you the space, have a chat and answer any questions. Please book a slot here.
We will publish a tender pack on 12 August to be completed and submitted by 9 September. We will then invite a shortlist for further discussion and will make a decision on the preferred operator by 24 September.
Our aim is that a new operator will move in and start trading by Autumn 2021.
